Commercial finance brokers · UK-wide

Commercial finance is not theoretical to us.

Our brokers have taken on personal guarantees, invested in property and run businesses of their own.

That experience shapes how we work. We arrange ten types of commercial finance for business owners, investors and developers, with a clear understanding of the deadlines, risks and decisions involved. When completion is only three weeks away, we recognise the urgency immediately and focus on getting the right funding in place.

Why this is different

We have been on your side of the desk.

We learned this trade as borrowers — buying, refurbishing, letting and refinancing our own property, and running our own businesses through the same VAT quarters and the same rate rises as yours.

It changes what we do with your case. We know that a facility offered at a headline rate but with a three-month minimum term can cost more than a dearer facility with none. We know that an exit that depends on a sale you have not yet agreed is not an exit. And we know what it costs you personally when a lender goes quiet in week five — because we have been on that end of the phone with our own money at stake.

So you get a straight answer early, and a route to the outcome you are after — which is usually a different structure rather than a smaller ambition. That is why clients come back and why they refer people to us.

How it runs

From first call to funds released.

Four stages, and you will always know which one you are in and what we are waiting on. Nobody here leaves you guessing.

  1. 1

    The call

Twenty minutes, usually. What the asset is, what you paid or are paying, what you want to do with it, and how you get out. You will leave that call knowing what looks workable and what we would change.

  2. 2

    Terms, in writing

We come back with real indicative terms from named lenders — rate, fees, term, LTV, and the conditions attached. Not a range, and not a promise to look into it.

  3. 3

    Submission and valuation

We package the case the way that lender's credit team wants to read it, and we chase the valuer. Most delays live here, and most of them are avoidable.

  4. 4

    Legals and drawdown

We stay between your solicitor and theirs until funds move. On development facilities we stay on after drawdown, for every stage release.

Recent work

A bridge that had to beat a lease expiry.

A trading business needed to buy the freehold of the unit it had occupied for eleven years. The landlord gave a short window before marketing it openly, and the client’s bank could not move a term loan inside it. We bridged the purchase against the property and the client’s existing investment flat, then refinanced onto a commercial mortgage once the accounts for the year were filed.

Who we act for

  • Property investors holding single units through to mixed portfolios, refinancing and buying at auction.
  • Developers on schemes from a two-unit conversion to multi-plot sites, funded in stages.
  • Business owners buying the premises they trade from, or releasing equity from one they already own.

All frequently asked questions

Faster than most people expect. What sets the pace is the valuation slot and the solicitor's title work rather than the lender's decision. On a clean, registered title with searches in hand and a valuer available that week, completion inside a fortnight is realistic.

We will tell you which of those two situations you are in on the first call, because it changes what you should agree with the seller.
